Hilltop Flood Plain: 6 of 7

“What do you mean…the house is in a flood plain?  It’s on top of a hill surrounded by Oaks.”  As ridiculous as it may seem, flood plain has very little to do with elevations and everything to do with mapping.  The buyers’ lender determined the house was in a flood zone.  A lengthy call to FEMA (Federal Emergency Management Agency) made it perfectly clear.  If their map said we were in a floodplain, then we were.  Pay for flood insurance, unless we could prove otherwise.  So a month later we proved by survey ½ of Ham Lake and city hall would be under water before this house would flood.  The FEMA map was amended.  One more transaction saved.
