We were meeting for a second visit to list their house. Mr. and Mrs. Seller had called after their “sale by owner” purchase agreement fell through. After waiting several months, the buyer couldn’t get financing. The sellers were nearly ready to move into their newly constructed home. Now the buyer wanted them to finance the property with a contract for deed.
My advice:
“If you are riding a dead horse, dismount. Cancel the contract, list with me, and I’ll sell your property for significantly more.” And I did, within a few days.
The rest of the story? During that second visit, Mrs. Seller was very attentive; however, Mr. Seller seemed to drift in and out of focus. Our appointment that evening helped them discover Mr. Seller needed to go to the hospital for a condition that may have been fatal!
