Why now? It’s working just fine.

When you live in your home, you sometimes take for granted the systems that have always been there and working. The ability to flush your toilet, turn on your lights, boil water on the stove, and run water for a shower, etc. When you go to sell your home, these systems are inspected and scrutinized by prospective buyers, lenders, and city/county ordinances.

Systems that have been working just fine may now be flagged as non-compliant. The most common non-compliant system is the septic system. Once flagged as non-compliant, it needs to be brought into compliance. Most counties require a compliance inspection at the time of sale. How come it is flagged as non-compliant if it is working just fine?

In 1997, the code for septic system installation changed to require greater separation from groundwater, which is why you see large mounds in people’s yards. These mounds create the required space between the septic system, grey water, and the groundwater.
